Delivering a completed construction project in South Florida requires a seamless transition from rough build to spotless, move-in-ready handover. Post-construction cleaning is not standard janitorial work; it requires specialized industrial HEPA scrubbers, solvent-based paint overspray removers, and OSHA-compliant safety procedures. Phase 1: The Rough Clean (Post-Drywall & Major Trades) Once electricians, plumbers, and drywall contractors finish rough installations: • Removal of larger construction debris, cutoffs, and packaging materials. • Sweeping and vacuuming drywall dust from studs, framing, and subfloors. • Scraping heavy mud splatters and joint compound from subflooring before carpet or tile installation. • Preparing sliding door tracks, window frames, and rough openings for finish installations. Phase 2: The Deep Prep Clean (Post-Finish Work) Conducted after cabinets, fixtures, painting, and flooring installations are complete: • Detailed vacuuming using multi-stage HEPA filters to capture fine silica and gypsum particles. • Removal of protective plastic films, tape residue, and window stickers without scratching low-E glass. • Inside-and-out detailing of kitchen cabinets, bathroom vanities, drawers, and shelving. • Acid-free cleaning and polishing of ceramic tile, porcelain, and stone surfaces. Phase 3: Final Punch-List Polish & Handover Executed 24 to 48 hours prior to architect inspection or tenant walkthrough: • Final streak-free buffing of all mirrors, glass walls, and exterior-facing windows. • Dusting of HVAC registers, ceiling fans, recessed light trims, and baseboards. • Sanitization of all plumbing fixtures, hardware, and door handles. • Final damp mop or burnish of hard surface flooring for flawless certificate of occupancy approval.
